This point isn’t rocket surgery, but bears repeating.
When you are buying a home, always include an inspection addendum and do the inspection.
An inspection on a typical home is going to cost in the neighborhood of $250 to $450. A small price to pay in the long run.
Take the example of a recent client of mine. They purchased their first home in Edmonds. Really nice home that was immaculately maintained. I expected the inspection to be clean with the typical nit picky things that an inspection always finds. It turns out that when a heat pump was installed a few years ago, a space was not properly filled and there was a gap to the crawl space. The result:
Certainly something that wasn’t obvious, and you would want to know before moving forward. An inspection addendum would give you the option of walking away from the deal, asking the seller to fix any problem found or asking the seller to reduce the price of the home or contribute to your closing costs so that you can have the problems fixed later.
Long Story Short. Always do an inspection. What you don’t know can hurt you.
